THE PEARL COMPANY
It is our privilege representing The Pearl Company, an outstanding contributor to the Hamilton Arts arena, in their desire for offering for sale some of their real estate holdings. From stage productions to movie shoots, poetry readings and Mexican arts and crafts exhibition - The Pearl Company has served the art-savvy Hamilton community well. We have arranged their holdings into two groups.
This Group consists of three properties - 16 Steven St, 26 Steven St and 436 King William St. We have packaged these together because we feel they are integral to the culture of the arts and performance facility in the heart of the Landsdale neighbourhood of downtown Hamilton. Should a Purchaser desire keeping them as separate entities, separate titles allow doing so.
16 Steven Street is a three storey 12 000 sq ft red-brick building, housing a perfect black box theatre-in-the-round and an acoustically fabulous concert hall. This classic building contains beautiful wood flooring with matching wooden posts. Over the years many upgrades have been incorporated – windows, furnace, air conditioning, sprinkler system, elevator. There are windows on all sides of the building, although, the east windows have been boarded, but, can be restored back to their original state. The building also includes a full basement and a loading dock.
The proposed LRT is scheduled to run along King St with a stop on Wentworth – one block away.
26 Steven Street is a 2-bedroom cottage in need of ”TLC”. With a little artistic flair, this cutie can be rendered as an excellent rental.
436 King William St – a three bedroom two bath home, presently being used as a duplex. This also needs some “TLC” - another excellent rental.

The Pearl Company and its owners also acquired two other neighbouring properties containing three buildings.
a) 17 Steven Street - a "rare" triplex; b)6 & 8 Steven Street - two semi-detached units; and, c) 573-575-577 King Street East - a building with three store fronts on the street level with full basements and three apartments above - all rented. The buildings in 'b' and 'c' above belong to one title. However, it is conceivable that they can be severed, if the future owners wish to so pursue. The Group "B" properties may be also offered for sale in the foreseeable future. Please bear in mind that the first priority is the sale of Group "A" properties.
